Developer Fonthill Gardens Inc. (operating as the Allen Group) is poised to bring a state-of-the-art medical facility, multifaceted seniors housing complex, and various commercial, retail and food establishments to Pelham by 2015.
The proposed development in East Fonthill extends from Regional Road 20 along Rice Road to south of Merritt Road, and is owned by both the Town of Pelham and the Allen Group. In an effort to strategically utilize the Town’s 32 acres and the Allen Group’s 20 acres, Town Council accepted a proposal (during their April 2, 2013, Regular Meeting) to create one Detailed Site Master Plan for both properties.
In accordance with the Official Plan, the Secondary Fonthill Plan calls for the development of a high-density, pedestrian and cyclist friendly community that provides services and retailers for residents and visitors.
Baybridge Seniors Housing, a fully owned unit of the Ontario Teachers’ Pension Plan, will build designated senior’s townhouses and an adjacent main lodge. Little Lakes Seniors Community and Health Centre will build a multi-disciplinary Health Centre integrating services from physicians, nurse practitioners, midwives, diagnostics (radiology and laboratory), and other allied health care professionals in optometry, dentistry, audiology, psychology, rehabilitation and social work.
David Allen, a partner in the Allen Group, said, “We are extremely excited to start construction on this key development within the community.” Mr. Allen will present additional details regarding the Baybridge and Little Lakes developments during the Monday, April 15, 2013, Regular Meeting of Council.

The Allen Group is set to put shovels in the ground as early as 2014, with portions of the development opening in 2015.
