On Monday, October 3, 2016, Council approved a standard Canadian Construction Documents Committee contract for construction management with Ball Construction Inc. for the Pelham Community Centre.
The contract stipulates a guaranteed price of $36,204,777 for the new community centre, and includes an incentive for cost savings which will be credited 60% to the Town and 40% to Ball Construction. The contract further requires Ball Construction to work with the Community Centre Oversight Committee to ensure the project comes in on time and on budget.
“We are pleased that this contract locks in an upper limit for the project’s construction costs, while also offering a strong incentive to encourage cost savings,” said Mayor Dave Augustyn. “Signing this contract is yet another milestone toward building our new Community Centre.”
The terms of the contract outline a 19-month construction schedule, where substantial completion is anticipated by the Spring of 2018. The contract further includes site servicing and construction of the rear parking lot, concrete curbs and sidewalks, soft landscaping and lighting.
Beam Construction started site preparations in September and will service the site – installing water, wastewater, storm water, and electrical services – over the coming weeks. A ceremonial groundbreaking is anticipated later this Fall.
About the Pelham Community Centre
The Town will locate the new Community Centre at the corner of two new streets – Wellspring Way (with a traffic signal on Regional Road 20 at Pelham Petroleum) and Shaw Avenue (linked with Rice Road near the entrance of Duffin Appleworks). The Centre will stand adjacent to a public square and future transit stop, and within walking distance to new stores and restaurants, the new medical centre and various types of residential housing.
